A home maintenance guide for hardwood floors that have been finished.

Dust Mopping to Remove Dirt:

Sweeping and vacuuming will remove most dirt, but not all. A good quality dust mop is the most effective tool for removing the finer particles of dust and grit that grind off finish. When vacuuming the floor use a soft bristle attachment.

To keep your floor looking its best, dust mop once a week minimum. Dust more often depending on the amount of dirt carried into the house and the number of people and pets living in the home.

A good “Rule of Thumb” is once a week for the house and then once a week for each child and large pet in the house.

Damp Mopping Spills and Heavy Dirt:

Spills and tracked in dirt can be reached by lightly damp mopping the floor. Recommended cleaners are citrus floor cleaners available at Dave’s Floor Sanding or a cup of Windex mixed with 32oz of water. Mist the floor with a spray bottle (old Windex bottle) wipe with towel or dust mop. These cleaners will not harm the finish, nor will they leave a film.

Be careful to use only a damp mop, not wet, as excess water will damage the floor. (Note: Oil soaps, Liquid Ammonia and Vinegar are not to be used on the floor finish).

Do not let the cleaning solution remain on the floor. Use a clean towel and dry the floor. Even though the cleaners will not harm the finish, the water can soak between the boards and cause damage to the wood. Rinsing should not be necessary.

Do Not Wax or Polish:

If you anticipate the need for a fresh coat of finish in a few years, DO NOT WAX or POLISH your floor. The films left by the waxes and polishes cannot be coated over. Consult Dave’s Floor Sanding if you have any questions about waxes or polishes. (Note: oil soaps are not to be used for the same reason).

Recoating When Worn:

Several Years of hard use may require re-coating to restore the finish. A re-coat can be done with a minimum of inconvenience. The floor should be coated when it shows signs of wear or every three to five years (Consult Dave’s Floor Sanding for more information).

Maintaining Humidity:

The National Hardwood Flooring Association Recommends a relative humidity level of 35% to 65% and a temperature range of 60 to 80 degrees. We at Dave’s Floor Sanding Recommend a humidity range of 40% to 55%.

Note: A humidifier is a necessity during the heating season to reduce linear cracks. An air conditioner or dehumidifier is needed during the summer.

Dave’s Floor Sanding Recommendations:

Felt pads on all table and chair legs, No rubber backed rugs. After finishing No Rugs should be placed on the floor for a minimum of 2 weeks to 30 days, Flower pots are not to be placed on floor directly.
